Frequently Asked Questions

The map shows my plat but no corners are placed — what's wrong?

Deed text plats require a GPS anchor. Walk to your Point of Beginning, tap Corner 1 in the Corners tab, and choose "Set Reference." The app will place all corners relative to that point.

My iPad shows very low GPS accuracy. What can I do?

WiFi-only iPads have no built-in GPS chip. Connect a Bluetooth NMEA GPS receiver (such as the Bad Elf Pro or Garmin GLO 2) for accurate results. The app displays a warning banner when GPS accuracy is insufficient.

Can I use an external GPS receiver?

Yes. StakeOut Corner Finder supports XGPS160 (Bluetooth) and any standard BLE NMEA-0183 GPS receiver. When connected, the app automatically switches to the most accurate available source.

The deed text parser didn't find all my legs. What formats are supported?

The parser handles most standard metes-and-bounds formats: degree/minute/second bearings, decimal degrees, chains, rods, perches, feet, and spelled-out directions (e.g. "North forty-two degrees West"). Deeds must use the word "thence" to separate boundary calls.

Does the app require an internet connection?

Most features work fully offline. PLSS section corner lookup requires an internet connection to query the BLM GIS database. Map tiles require a connection unless previously cached by the system.

RiverTop Development, LLC ("we," "us," or "our") operates the StakeOut Corner Finder iOS application (the "App"). This policy describes what data the App accesses and how it is used.

Data we collect
We do not collect, transmit, or store any personal data on our servers. The App has no account system, no analytics SDK, and no advertising network.

Data stored on your device
All plat data (boundary descriptions, corner coordinates, folder names) is stored locally on your device using Apple's SwiftData framework. This data never leaves your device unless you explicitly export it.

Location data
The App requests access to your device location to navigate to survey corners. Location data is used in real time within the App and is never transmitted to us or any third party.

Camera
The App requests camera access for two purposes: (1) VR boundary overlay mode, which overlays property lines on the live camera view; and (2) photographing deed documents for on-device text recognition. All image processing is performed locally using Apple's Vision framework. No images are transmitted to any server.

Bluetooth
The App uses Bluetooth to connect to external GPS receivers. No data is transmitted to us through this connection.

PLSS lookup
When using the PLSS section corner lookup feature, the App queries the Bureau of Land Management (BLM) public GIS API. This request includes township, range, and section numbers only — no personal information.

Third-party services
The App does not integrate any third-party analytics, advertising, or crash reporting services.

Data deletion
Because all data is stored locally on your device, you have full control over it at all times. To delete all plat data and app settings, delete the App from your device. Individual plats can be deleted within the App at any time. We have no copy of your data and cannot delete it on your behalf.

California residents (CCPA)
We do not sell, share, or disclose personal information to third parties for commercial purposes. Because we collect no personal data on our servers, there is nothing to request access to, correct, or delete from us. California residents with questions may contact us at the address below.

Children's privacy
The App is not directed at children under 13. We do not knowingly collect information from children.

Changes to this policy
We may update this policy from time to time. The current version will always be available at this URL. Continued use of the App after changes constitutes acceptance of the updated policy.
