Turn a deed into corners
you can walk to.

From a deed to a corner, in three steps

Real screen recordings from the app — scan a deed, anchor your position, and walk to every corner in the field.

Step 1 · Bring in your parcel

Five ways to create a plat

However your property is described, GPS Stakeout can turn it into a mapped boundary. No typing coordinates unless you want to.

Scan a deed

Photograph a printed deed. On-device text recognition reads the metes-and-bounds calls — works offline, nothing leaves your phone.

Paste or type

Paste deed text and the app parses bearings and distances in feet, chains, rods, poles or metres — including curve calls.

PLSS section

Enter township, range and section to pull the section corners from public BLM data (U.S. public-land states).

Single line

Enter one bearing and distance to stake a quick course — great for a single boundary line or fence run.

Import a KML PRO

Bring in a boundary exported from Google Earth, Google My Maps, or a county GIS parcel viewer.

Step 2 · Check it

See the parcel before you walk it

Every plat is plotted instantly so you can confirm it read correctly.

Leg-by-leg breakdown

Each course is listed with its bearing and distance, highlighted back to the exact text it came from — so you can spot a misread instantly.

Closure & acreage

The app reports how tightly the traverse closes and the approximate area in acres, so a bad call stands out.

Curves drawn as true arcs

Curved calls are rendered as real arcs, not straight chords, for an accurate boundary and area.

Map preview & edits

See the whole boundary and corners on standard or satellite imagery, and edit any leg if a scan needs a fix.

Step 3 · Walk to it

Navigate to every corner

Stand where you are, tell the app which corner you're on, and let it guide you to the rest.

Set your reference

Tap the corner you're standing on and choose "Set as Reference (I'm Here)" to anchor the boundary to your real GPS position.

Live distance & bearing

Pick a destination corner and the compass points the way, updating distance and heading as you move.

Arrival buzz

A haptic pulse tells you when you've reached the corner — no need to stare at the screen while you walk.

Step 4 · Get precise

Add an external GPS for survey-grade accuracy

Your phone's built-in GPS gets you close. Pair a Bluetooth receiver like the Dual XGPS150/160 and the app uses it automatically — with multi-constellation GNSS for a much tighter fix.

±5 ft
With a paired XGPS receiver

Pair once in iOS Bluetooth settings — GPS Stakeout detects the receiver and switches to it on its own, showing the live accuracy right in the app. On the map your position is drawn from the receiver with an accuracy ring around it, so you can see at a glance how confident the fix is. Prefer metric? Switch the whole app to feet or meters in Settings.
